How does Estiwise calculate home values?

We calculate our home value estimates from a number of factors. These include public data about your house (the number of bedrooms and bathrooms, living space square footage, past sales, age of house, etc.), comparable sales and listing data, current and historical market trends, and more.

Should I sell at the estimated value?

Estiwise provides house value estimates for property research purposes only. While we strive to be as accurate as possible, it should not be viewed as a replacement for an appraisal by a licensed appraiser or a comparative market analysis by a real estate agent.

How accurate is the Estiwise Estimate™?

Estiwise home estimates typically land between 8-12% of fair market value. While we often come close to the target, no automated valuation model can be completely accurate. Automated valuation depends on the accuracy of data that is sourced from public records, listing data as well as close comparable sales. Discrepancies in these along with other unknowns such as recent improvements, additions, or changes in the condition of your home may affect accuracy. With your estimate you will see a value range that should account for these discrepancies. It's important to have an in-person analysis by a realtor or an appraiser for a more accurate picture.

What improvements can increase home value?

There are a number of improvements which can increase the value of your home. Some are simple enough to be DIY projects such as painting or landscaping, yet can still make an impact.
